Maintenance Manager

Job Purpose

The Maintenance Manager is responsible for planning, organizing, directing, and controlling all maintenance activities to ensure the safe, reliable, and cost-effective operation of facilities, buildings, plants, equipment, and infrastructure. The role develops preventive and predictive maintenance strategies, manages maintenance teams and contractors, optimizes asset performance, ensures compliance with health, safety, and environmental regulations, and supports operational continuity by minimizing equipment downtime.

Key Responsibilities

Maintenance Planning & Execution

Develop, implement, and oversee preventive, predictive, and corrective maintenance programs.

Plan, schedule, and prioritize maintenance activities to maximize equipment availability and operational efficiency.

Ensure timely completion of maintenance work orders in accordance with established service levels.

Coordinate planned shutdowns, inspections, and maintenance campaigns.

Asset Management

Monitor the condition, performance, and lifecycle of assets and equipment.

Develop long-term maintenance strategies to improve asset reliability and extend equipment life.

Maintain accurate asset records, maintenance histories, and technical documentation.

Recommend equipment replacement and capital improvement programs.

Team Leadership

Lead, supervise, coach, and develop maintenance supervisors, engineers, technicians, and support staff.

Allocate resources effectively to meet operational and maintenance objectives.

Conduct performance evaluations and identify training and development needs.

Foster a culture of teamwork, accountability, and continuous improvement.

Budget & Cost Control

Prepare and manage the annual maintenance budget.

Monitor maintenance expenditures and ensure effective cost control.

Identify opportunities to optimize maintenance costs while maintaining asset reliability.

Evaluate maintenance performance against budget and recommend corrective actions where necessary.

Reliability & Continuous Improvement

Analyze equipment failures and identify root causes.

Develop corrective and preventive actions to improve equipment reliability.

Implement reliability-centered maintenance (RCM), condition-based monitoring, and continuous improvement initiatives.

Monitor maintenance Key Performance Indicators (KPIs) and implement improvement plans.

Health, Safety & Environmental Compliance

Ensure maintenance activities comply with all applicable health, safety, environmental, and regulatory requirements.

Promote safe work practices and enforce compliance with company safety procedures.

Conduct safety inspections, risk assessments, and incident investigations related to maintenance operations.

Ensure compliance with permit-to-work systems and lockout/tagout (LOTO) procedures.

Contractor & Vendor Management

Manage maintenance contractors and external service providers.

Review contractor performance and ensure compliance with contractual requirements.

Coordinate procurement of maintenance materials, spare parts, and specialized services.

Maintain effective relationships with suppliers and equipment manufacturers.

Maintenance Systems & Reporting

Manage the Computerized Maintenance Management System (CMMS) and ensure accurate maintenance records.

Prepare maintenance reports, KPIs, equipment performance analyses, and management dashboards.

Ensure accurate documentation of maintenance activities and asset performance.

Utilize ERP systems for maintenance planning, inventory, and reporting.

Inventory & Spare Parts Management

Oversee spare parts inventory and warehouse requirements.

Ensure critical spare parts are available while optimizing inventory levels.

Coordinate with procurement to maintain efficient supply chain operations.

Stakeholder Coordination

Collaborate with operations, engineering, procurement, HSE, and project teams to support business objectives.

Provide technical advice on maintenance strategies and equipment performance.

Support commissioning, handover, and operational readiness for new facilities and equipment.

Additional Responsibilities

Develop maintenance policies, procedures, and standard operating practices.

Support business continuity and emergency response planning.

Participate in audits, inspections, and regulatory compliance reviews.
